Today on Real Estate and Cabernet I am taking you on a tour of three properties under $1M in Redondo Beach. We will be touring a single family home, a townhouse and a beach front condo!


Property #1: North Redondo Beach Townhouse

We are here at property #1 at 2705 182nd Place in North Redondo Beach. This is a 1955 2 BR/2 BA/1091 SF single family home on a 5725 SF lot. This home is listed for $975K and the last time this home sold was in 1987 for $44K. A great plus to this neighborhood is that the properties around it are zoned R1, which means that only a single-family house can be built on the property so you don’t have townhomes and multi-family properties in the neighborhood like a lot of areas in North Redondo. It gives the neighborhood a more family friendly feel especially with these beautiful tree lined streets. This property is located in the award-winning Redondo Beach school district and children would go to Washington Elementary, Adams Middle and Redondo Union. This is a smaller, older home, but a great starter home! This would be a great property to live in for a few years, build some equity then tear it down and build your dream home or it’s also great for someone who is ready to do that now. There was recently a sale not too far away for a 4 BR/3.5 BA/3347 SF new construction home that sold for $2.32M. Or you could make some updates and add some square footage if you don’t need too much space.

Property #2: North Redondo Beach Single Family Home

Property #2 is a 1975 3 BR/2 BA/1765 SF townhouse located at 2223 Clark Lane in North Redondo Beach. This property sold for $469K in 2011, $769K in 2019 and now it is listed for $975K so this is an area that is seeing a lot of growth! You are also right down the street from the South Bay Galleria, which was recently acquired by the private equity company who transformed the Beverly Center and Westside Pavillion and will include a hotel, luxury retailers, office space, and restaurants. That development is sure to help increase property value in neighboring neighborhoods like Lawndale, Redondo Beach and Torrance. This is a 4-unit building with an HOA fee of $320/month. If you have children they would attend Washington Elementary, Adams Middle and Redondo Union.

Property #3: South Redondo Beach Front Condo

Property #3 is a 1 BR/1 BA/759 SF condo located at 625 Esplanade in South Redondo Beach. The last time this property sold was in 1995 for $220K and it is listed at $975K. This is a west facing true ocean front condo with unobstructed views from Palos Verdes to Malibu. You have a washer/dryer in the unit, side by side parking, a great balcony for watching sunsets and conveniently located close to the Redondo Beach Pier and Riviera Village where there’s lots of shops and restaurants. One of my favorite Italian restaurants Pura Vita is close by also!
